As a buyer, you better have someone who knows how to research a deed. If the land has a loan on it or back taxes, you will have to pay them off. You could end up paying for that land 3 or 4 times.

I do think that the age of real estate agents is coming to an end, much like the age of travel agents did. You can post real estate on sites like GoWilkes for free, which is the same thing an agent is going to do.
I think most people try to sell their own property themselves, then if it doesn't sell they'll hire an agent.
But for the OP, if I were the buyer then I would insist on getting my own surveyor. It would be wise for each of you to hire your own, so that neither of you get screwed.

I have sold 3 houses and land myself and paid no fees. That is smart. All a realtor does is advertise, and you can run an ad in the paper yourself. In fact, I have sold 3 houses without advertising at all. Just through people telling others.

With acreage it's usually a good idea for the seller to get a new survey done when putting property on the market. It will help speed up the process when you get a buyer and can make for less contingencies.
