They are laws in place, you cannot rent to just who you want to. If you put a sign out, for rent, and a black man, or white man, or anybody comes and says they want to rent it, and has the money, you have to rent it to them by law, you cannot pick and choose, lol. references are out the door on this issue.

well did you check references before they moved in and did you ever go out and check the condition of the property it is your responsibility to do this. Always three sides to the story your side there side and the truth. I know a couple who got done wrong by people renting to them promising a rent to own and the people got shafted out of a lot of money by the owners it is a two way street also. Be leary of who you rent to and also be leary of who the owners are.

I have a friend who has several residential rental properties. Whenever he wants someone out, he determines that the front door is "defective", so he removes the front door and takes it to his shop to fix it. Naturally, the fix takes a day or two. The tenants seem to move out rather quickly for some odd reason.

This is why the court system is a joke. You could have gotten them out cheaper by throwing flees on the property and going on vacation without knowledge. Possibly even rats.
I feel the court system does this purposely without going after folks like this because they know you'll pay a **** ton of money to get rid of them.

But as for the OP, it IS true that a lot of people from other countries don't realize that our rent is monthly. I'm not sure if it's common in other countries for rent to be annual or what, but I've noticed that same thing. We rented to an Asian family once that were the same way, and had a very hard time understanding that they had to pay every month.
