The only way renting makes sense is if you're only going to be there a short time while you get your own place.

Always find a reason to keep that deposit. Save the pic you took 10 years ago and claim they ruined the carpet etc. and remember, after you have multiple renters paying you money each month for basically no work on your part and the only real expense to you are the taxes, well then it's time to strut around town awhile.

Carpet is considered a normal wear and tear item that the deposit does not cover if the tenant has to be took to court unless the landlord can prove it was new less than a year ago. If I keep a deposit it is to cover back rent if I even hold a deposit to begin with. It's hard to find a renter that can provide a deposit and the first months rent. I currently am not holding anyones deposit.

Landlords rent places to live in order to make money. When a tenant trashes a landlord's property and leaves without paying for the damages, the landlord loses money. In order for the landlord to recoup the money he/she lost from the previous deadbeat tenant, the landlord has to raise the amount of the monthly rent accordingly.

Some landlords charge high rent in an attempt to weed out tenants that won't pay. Tenants that are willing to pay the higher rent normally have good paying jobs. Most people live in a home that cost roughly the same percentage of their income regardless of what they make so it would seem there shouldn't be a difference in their ability to pay but lower income renters are more often delinquent in paying rent. My rentals have lower than average rent and I have a hard time with collecting rent. A friend of mine charges more and does not have the same amount of problems collecting. I try to stay out of tenants personal business but I am debating on having new tenants provide proof of income and proof they have been employed for the last year. If they have not been employed for the last year and\or the rent is over 30% of their income I will turn them down. People complain about the cost but the more landlords charge the less headache they have. I get sick of a renter behind on rent and they break things just to have something to complain about. Being a landlord will give you a real bad outlook on who people are because you see the worst in people. They think you are raking in the cash while they struggle which is far from the truth. I have had tenants tell me I shouldn't keep hounding them for rent because I have so many homes which I don't have many. I'm sure not getting rich instead I barely keep my head above water. I can't believe they say that but I tell them the problem is to many feel the same way so I'm broke and need my money. I use to have a couple of homes through HUD. You get your money but I quit because I didn't approve of the tenants I ended up with. The way things are now that is the only way to go.

Buy an acre of land for around 5 grand. Once you have the electrical, well and septic system installed for your 3 grand used camper installed you've borrowed less than 15 grand. In 5 years you've paid that loan off and are living rent free. Next pull another camper beside yours and rent it out. Once the rentors have paid for the camper they can start paying for your new truck.

I'm with sparklin, you'd be better off to get a morgage. Money hungry landlords is what it is, I know they gotta make money but they ask to much.How they get anything to rent them and not fix anything is unbelievable.

Not everyone has a job that pays living wages. I would say at least half of the people in Wilkes couldn't qualify for a mortgage.

Why is rent for all houses gone up so high the price of rentals is double what someone would pay for a mortgage it's crazy what has happened
