There are a lot of smaller homes for sale in Wilkes.Make sure you get a reliable home inspection and that will help you going forward.

How long will you have to finance the stick built house with little land for?

Assuming both of these situations are about the same price and the locations are decent, a stick-built will hold its value better as long as you keep it up.
The only way I'd go with a mobile home is if I could get the mobile home paid off in 5-10 years as opposed to paying 30 for a stick-built home. However, if you are concerned about leaving something behind of any value for heirs, then get the stick-built home. Just try to live with as little debt as possible.
Each person' situation is unique.

There are a lot of things to consider, but based on just the facts you presented, I would go with the stick built home. I am assuming that you are employed and have a child to rear. Won't be much time left to spend maintaining a lot of land. If your purchase is a good deal, you can always change according to your needs later.

I would buy a small home with only 1 floor so no walking up and down steps, with a small tract of land that you can manage. If you aren’t physically able to do the upkeep on the land then rent a apartment. Get renters insurance and let any upkeep be on the landlord. Interesting fact you can’t get renters insurance if you rent a mobile home.

ok looking to start over, I figure I got another good 20-30 yrs of life left, so would you rent, buy a mobile home with land whole setup deal with 7 yr warranty, or buy a 1964 redone stick built home with little land, what will hold valve, or be less expense to keep it... If I buy I do have insurance to pay off if I die, and can leave for my child, so just interested, what others think....
